Q. Do you buy anything other than houses?
A. Yes. We buy condominiums, duplexes, apartments, vacant land, small commercial, and businesses. If it's real estate we are interested.

Q. My house is in need of repairs. Are you still interested?
A. Yes. We buy houses in any type of shape. No need for repairs or conventional loans for us to purchase.

Q. What if I'm behind on my payments or in foreclosure, can you help?
A. We can possibly purchase the home.

Q. My home has little or no Equity would you still be interested in it?
A. Yes. We are looking for nice homes in nice areas and if your home fits our criteria then we would definitely be interested.

Q. How long does it take for me to sell my home?
A. As little as 3 days to sell your home depending on location and the individual home. If more time is needed we can do a 30 day close or longer to meet your needs.

Q. Will I get a fair price for my home?
A. Yes. We believe in giving a fair price for your home. We evaluate the area, the home and the Real estate market before making an offer. We also run comparables on the property.

Q. Do you buy only with cash or can I rent the property to you?
A. We do both. We can cash you out or we can lease the property from you.

Q. What if I'm behind on my payments or in foreclosure, can you help?
A. We can possibly purchase the house or it can get listed with Encore Realty, LLC. We always suggest that you seek legal advice from an attorney.
Q. I sent my house payment to the mortgage company and they sent it back, why?
A. Consult an attorney.
Q. How much time do I have to stop my foreclosure?
A. Depending on the state you live in it can be anywhere from 21 days to 150 days. Consult an attorney.

Q. My home goes to Auction in a couple of days can you still help?
A. We can possibly purchase the house or it can get listed with Encore Realty, LLC. Consult an attorney.

Q.  I am just going to refinance with a mortgage broker will that work?
A. It's hard to refinance when you are behind on payments. Consult your lender, mortgage broker, and attorney.

Q. Should I just list my home with a realtor?
A. Listing with a realtor is a matter of preference. We do have a realty company that can assist you with this.
Q. I have been receiving a lot of mail from investors. How do I know who to choose?
A. Good question. Consult your attorney or other professionals.

Q. My bank says I can just give the home back. Is this a good idea?
A. Consult an attorney.

Q. Do I have to have good credit and no bankruptcy to qualify?
A. No. There are no bank qualifying or credit checks needed. So bankruptcies are fine. We do a background check and verify your employment.

Q. Is there a down payment required?
A. Yes. This is the purchasing of a home and not just renting an apartment. We are looking for people who want to own a home and a down payment is required usually between $3000-$5000 depending on the home.

Q. How is Encore Real Estate making any money?
A. Good question. We are in it for the long haul and make money when you finally decide to purchase. So it’s in our interest to find good home owners.
